£8.9m portfolio refinance into a limited company
Thirty-four properties held personally, incorporated without refinancing each unit individually or triggering punitive pricing.
A landlord with thirty-four properties across Edinburgh and Glasgow, all held personally, wanted to incorporate. The obvious route — refinancing unit by unit — would have taken a year and cost more in fees than the tax benefit it created.
We structured a single portfolio facility into a newly formed SPV, with one valuation instruction across the whole book and a single legal pack. Pricing came in at 4.29% on a five-year term.
Coordination was the real work: incorporation, tax advice, valuation, legals and lender credit all had to land in the same window. We ran the project and held the timetable, with the client’s accountant and solicitor in the same weekly call.
The refinance completed in six weeks, with the portfolio fully incorporated and gearing unchanged.
